A Tale of Two Units - 2 Wallis Parade, North Bondi, 2026

Over the years my wife and I had been watching the developer transform a rather old and tired Bondi home into somewhat of an architectural wonder. The block is 544 meters square. They demolished the old home, did a huge excavation and proceeded to a build two semis with shared underground parking. The home features lot of levels and angles and makes extensive use of a grey metallic exterior cladding which I really like. I was anxious to see what was inside. Let’s start at the bottom. You drive down into the shared garage which is huge. When the “Lighthouse” was first built and won the prestigious Wilkinson Award I was excited to learn that this home was in Dover Heights. I was keen to see exactly what property had won this award. I read all of the articles available at the time but I have had to wait until now when the house has been put on the market to actually see with my own eyes what all the fuss was about. SHOW ME THE METERS - With Property - Size Really Matters...

Ok I realize from the get go that this a going to be a rant but it is a rant that needs to be made. Buying a property is certainly one of   largest financial outlays in the life of any Australian.   The price of a 2 bed / 1 bath / 1 garage apartment is well over a million dollars most anywhere in the Planet Bondi footprint.   Even the prices of a tear down semi is well above 2 million and the price of a non attached property well over 3 million. I am talking minimums here of course.   Most properties are many more millions.   So why do almost NONE of the real estate agents tell you one of the most important aspect of the property - its size in meters!!   It the case of an apartment I am talking about the internal square meters with or without external spaces.   In the case of attached properties or self standing properties I am talking the square meters of the land itself as well as internal and external spaces. Clash of the 11 Million Dollar Titans - 99 Murriverie Road, North Bondi versus 90 Military Road, Dover Heights

Back in the good old days before Covid any sale of a home in North Bondi or Dover Heights over 10 million would have been big news.  However during early July to Oct 11, 2021 Sydney Delta lockdown, these huge prices have become more and more common.   This is a tale of two homes that are only 550 meters by foot apart and both sold for over 11 million in September of 2021.  90 Military sold for 11.5 million while 99 Murriverie Rd sold for 11.235 million.
